Karlín Group and Horizon Holding have started construction on the largest residence project currently under development in Prague with 800 apartments

Phase 1 of the Zahálka project, adjacent to the Vltava river and the Hodkovičky golf course, is being built by Metrostav in conjunction with Průmstav. More than 20% of apartments have already been sold

Karlín Group and Horizon Holding have just started construction on the largest residential project in Prague at present. Located on the border of Hodkovičky and Modřany, Zahálka will offer a total of 800 apartments adjacent to a golf course and sports recreational facility on the banks of the Vltava.

“Metrostav Division 3 is the general contractor for phase one, with 240 apartments. Part of the construction work will be done by Průmstav,” stated Jan Ludvík, general director of Karlín Group. The construction work will cost over CZK 750 million.

Zahálka will eventually consist of seven large buildings with apartments and commercial space offering services for apartment owners and others from the local area. The project will also include a public preschool (nursery) run by the local council. “We will also be building underground parking for 1000 cars, to keep the above-ground area free for trees and green areas,” commented Yishay Furman from Horizon Holding. Construction for the whole project will cost over CZK 2.5 billion.

Metrostav and Průmstav have begun working on the first 240 apartments in two buildings and are scheduled to complete them in the fall of 2020. Unit sales began a few days ago and over 20% of apartments have already been sold. “Most buyers are people looking for a permanent home, which we are glad to see. They like the project for its grand scale, natural greenery, recreational opportunities along the river, and ease of access by multiple modes of transport,” shared Jan Ludvík. Apartment prices start at CZK 3 million including VAT.

Karlín Group, which initiated the project, is known for its modern urban architecture. As with all its previous projects, this one also places a strong emphasis on sensitively incorporating the project into the surrounding area and securing the highest possible level of comfort for future residents. That is the reason why Horizon Holding and Karlín Group invited three leading architectural firms to take part in the project: Bevk Perovič Arhitekti (Slovenia), Under-Construction Architects (Czechia) and Yashar Architects (Israel). Landscaping experts from the Czech firm Atelier Flera also joined the team.

Under their guidance, the project will feature high-quality architecture placed in a city park with dozens of trees, a playground, meadows, a biocorridor with a natural brook, and other functions that will make life more pleasant for the new residents. The buildings will have apartments ranging from 1+kk to 5+kk with large windows and balconies looking out on the surrounding area. “The unique location of this project encouraged architects to make the most of views over the Vltava river valley and Chuchelský háj in the background,” commented Jan Ludvík.

“We worked well with Karlín Group on the Rezidence Vltava project, so we are glad to have the opportunity to work with them again on phase one of the Zahálka project, which will involve two buildings with 240 apartments between them. We will then build five buildings with 560 units as project lead,” commented Yishay Furman, general director of Horizon Holding.

The Zahálka concept involves close ties to the natural environment and plenty of recreational opportunities in the form of golf, long walks or bicycle rides in the nearby areas, and picnics by the Vltava river or revitalized Zátišský brook. It also has excellent transport options for access to the Prague city center: twenty minutes by tram, or about the same by bicycle on the cycling path by the river.
